Budget

Before viewing homes, determine whether you’re paying cash or financing. Cash offers require proof of funds, while financed purchases need a lender pre-approval. Knowing your budget upfront saves time and strengthens your offer.

Resale

If you have a specific neighborhood or area in mind, your options may be limited. You will need to act quickly when new listings appear. If you’re flexible on location, you’ll have more choices. Also consider resale value: if the home is on a busy road, how might that impact you in the future?

80% rule

It’s easy to get caught up in your wish list, 2-car garage, open kitchen, granite countertops, no carpet. But the truth is, very few buyers find a home that checks every box. If you can find a home that meets about 80% of your priorities, you’re doing very well. Many features can be updated later. If a great home only needs new carpet or paint, don’t let that stop you, especially if you genuinely love the house.
